Chennai-based Sameera Lands & Constructions will invest ₹1,500 crore to ₹2,000 crore in an integrated commercial and residential township on the GST Road in Mamandur in Chengalpattu district. The project on a 230-acre land is located next to Pepsico factory and adjacent to actor Vijaykanth’s Andal Shri Andal Alagar College of Engineering College. This will be one of the biggest projects in the region. The Hiranandani Parks in Oragadam is 43 km away, while Mahindra World City in Maraimalai Nagar is at a distance of 53 km.
Sameera Universe township aims to position itself as a hallmark of futuristic living and economic growth in the region. With its strategic location along GST Road, it offers seamless connectivity to Chennai, its outskirts, and other major hubs in Tamil Nadu, Jayakumar Murugesan, Managing Director, Sameera Lands & Constructions, told businessline.
About 150 acres has been earmarked for residential plots and themed living spaces, with provisions for luxury villas and well-planned amenities that cater to modern living needs. Around 80 acres are zoned for commercial and industrial development, supporting IT/ITES offices, R&D centers, manufacturing, and electric vehicle assembly units. This commercial hub will foster innovation and provide a strong economic base for the township.
There will be dedicated zones for academic institutions and innovation centres that promote learning and research across various sectors, he said.
Emphasis on connectivity
The project will provide good connectivity to the Chennai International Airport, the Chennai-Bengaluru Industrial Corridor and Kilambakkam bus terminus. A proposed metro line from Tambaram to Chengalpattu will further enhance accessibility, making the project a future hotspot for growth and investment, he said.
The Sameera Group has developed over 45 villa plot projects, covering approximately 14 million sqft of land. Additionally, 16 ongoing projects span across 2.5 million sqft, offering a portfolio of more than 2,500 villa plots, he said.
